## When to Use

Use when asked to research a real estate market, evaluate a property investment, calculate rental income or ROI, compare properties, analyze market trends, assess commercial leases, or prepare a real estate investment analysis. Do NOT use for personal home buying advice (emotion and personal preference dominate in that decision), construction project management, interior design, or legal real estate documents (contracts, deeds, title documents — use a lawyer).

## Methodology

### Phase 1: Market-Level Analysis

Before evaluating a specific property, understand the market context. A deal that works in one market fails in another.

1. **Macro market indicators** (web_search for current data):
   - Population growth (city/metro/region — last 5 years, next 5 years projected)
   - Employment trends (major employers, unemployment rate, job growth sectors)
   - Income demographics (median household income, % above area median)
   - Housing supply (new construction permits, months of inventory, vacancy rates)
   - Market cycle position: Recovery (declining vacancy, flat rents) -> Expansion (falling vacancy, rising rents) -> Peak (low vacancy, high rents) -> Contraction (rising vacancy, falling rents)
   - Days on market (average and trend — decreasing = seller's market, increasing = buyer's market)

2. **Micro-level / neighborhood indicators**:
   - Walk score, transit score, bike score (walkscore.com)
   - School ratings (GreatSchools, state report cards)
   - Crime statistics (local police data, neighborhoodscout)
   - Recent development and infrastructure projects (new transit lines, commercial development, zoning changes)
   - Nearby amenities and commercial corridors
