A deal that works in one market fails in another. 1. **Macro market indicators** (web_search for current data): - Population growth (city/metro/region — last 5 years, next 5 years projected) - Employment trends (major employers, unemployment rate, job growth sectors) - Income demographics (median household income, % above area median) - Housing supply (new construction permits, months of inventory, vacancy rates) - Market cycle position: Recovery (declining vacancy, flat rents) -> Expansion (falling vacancy, rising rents) -> Peak (low vacancy, high rents) -> Contraction (rising vacancy, falling rents) - Days on market (average and trend — decreasing = seller's market, increasing = buyer's market) 2. **Micro-level / neighborhood indicators**: - Walk score, transit score, bike score (walkscore.com) - School ratings (GreatSchools, state report cards) - Crime statistics (local police data, neighborhoodscout) - Recent development and infrastructure projects (new transit lines, commercial development, zoning changes) - Nearby amenities and commercial corridors
